Online searches for “can’t sell house” have just reached an all-time high on Google Trends. So if your home has been sitting on the market without much interest, you’re definitely not alone. The good news? It doesn’t mean the journey is over, it just means it might be time to try a different approach.
 
Homes are still selling every day, so there’s definitely a way to turn things around. Sometimes it just takes stepping back and taking another look at your approach. 
 
 
If you’re feeling this frustration, here’s the thing, an online search engine isn’t the best place to look for answers. It’s much more helpful to have a conversation with your agent. A search engine doesn’t know your local market or the details of your home, but your agent does.
 
A quick online search or even an AI platform might give you a few ideas on what to try. But when it comes to really figuring out what’s going on, and how to fix it, that’s where an experienced agent makes all the difference. 
 
For example, your agent understands that when a home is having trouble selling today, it’s usually because of one, or sometimes a combination, of these three common factors.
 

1. Presentation: Buyers Will Compare Everything

A few years ago, when inventory was really tight, buyers were more willing to overlook imperfections, otherwise they risked losing the home to another bidder. But today? That’s not really the case anymore. 
 
Today’s buyers can scroll through dozens of listings in just a few minutes. They’re comparing everything side by side, condition, updates, lighting, finishes, layout, and more. So if a home feels dated, cluttered, or like it needs repairs, buyers will notice quickly, and it can easily get crossed off their list. 
 
This doesn’t mean you need to do a full renovation. But it does mean first impressions really matter again. To compete in today’s market, things like curb appeal, clean and decluttered spaces, neutral colors, and professional photos can make a big difference. If there are scuffs on the walls, obvious repairs, or a lot of outdated features, that might be what’s holding your home back. 
 

2. Pricing: If the Price Isn’t Compelling, It’s Not Selling

This might be the toughest one to hear, but the price your neighbor sold their home for a few years ago isn’t necessarily the price you’ll get today. As Selma Hepp, Chief Economist at Cotality, explains:
 
“For sellers, the days of pricing aggressively and expecting instant offers are largely over. Homes that are well-priced and well-presented will still sell, but pricing discipline matters more than it did during boom years.
 
Buyers are being a lot more mindful of their budgets right now. If your home is priced based on past market expectations instead of what buyers are willing to pay today, they might still check it out online, but that doesn’t always turn into an offer. And if they do make one, it might come in lower than you were hoping for.
 
One of the biggest mistakes sellers are making right now is pricing their home too high for the current market. If a seller isn’t willing to adjust to where the market is or consider incoming offers, it can leave their home sitting, and them feeling stuck.
 

3. Access: If Buyers Can’t See It, They Can’t Buy It

It may sound obvious, but limited showing availability can really slow your momentum. If your home is only available to see in the evenings, not on weekends, or requires 24-hour notice, you might be shrinking your pool of potential buyers more than you realize.
 
And the more obstacles there are to scheduling a showing, the fewer buyers are likely to come through the door.
 
In a market where buyers have more choices, the last thing you want is to give them a reason to skip your home. Being flexible with showings really matters, because if people aren’t seeing the house, they’re not going to buy it.
