That’s why more and more buyers are checking out new construction — and discovering some of the best deals on the market right now.
 
Why is that? Right now, a lot of builders have more finished homes sitting on the market than usual. And since they’re running a business, they don’t want those houses just sitting there — they want them sold before they start building more. That motivation can really work to your advantage.
 
Lance Lambert, Co-Founder of ResiClub, says it best:

“In housing markets where unsold completed inventory has built up, many homebuilders have pulled back on their spec builds—and many are doing bigger incentives or outright price cuts to move unsold inventory.”

 

Incentives Are the Highest They’ve Been in 5 Years

According to the National Association of Home Builders, 66% of builders offered sales incentives in August. That’s not only the highest level we’ve seen this year — it’s the biggest jump in the past five years.
 
 
 

Price Cuts Are Back on the Table

One of the top perks builders are offering right now is lowering the price. In fact, NAHB reports that nearly 40% of builders are making price cuts (check out the graph below):
 
 
On average, builders are knocking about 5% off the price. And for a buyer, that 5% could be the difference between settling for a house that’s just okay and finally landing one that really fits your needs.
 
Think about it this way: on a $500,000 home, a 5% price cut means you’d save $25,000.
 
Even if the builder you’ve got your eye on isn’t willing to lower the price, they usually have other ways to sweeten the deal. As Realtor.com puts it:
 

“. . . there are deals to be found in the market for new homes, with builders increasingly willing to negotiate on price or offer incentives such as rate buydowns and closing cost assistance.”

 

Why This Matters for You

As a buyer, you likely already have a picture in your head of your dream home. After all, you’re not just buying any house — you’re buying your house. The one with the space, features, and lifestyle you’ve been looking for. That’s where new construction can really shine, because they often offer:
 
  • Spacious kitchens and open floor plans

  • Energy-efficient designs (which can mean lower utility bills 🙌)

  • Built-in smart home features

  • Fewer repair worries from the start

 
With the incentives available right now, getting into a new home is more doable than it’s been in years.

If you’re thinking about jumping on this opportunity, make sure you bring your own agent along. Remember, the builder’s rep is there to protect the builder’s bottom line — not yours. That’s why having your own agent matters. They’ll:

  • Point out which incentives are legit (and which are just fluff)

  • Handle the negotiating so you get the best deal

  • Always put your best interests first
